Steve & Julie Trayer are pleased to announce the opening of their new Branch Office in Running Springs on Outer Hwy 18 across from the fire station. However, this new office is probably not the typical real estate office you may expect. This new office is a transaction office, and a base to bring our highly successful "Fee For Service" programs to the mountain areas that we introduced to the Inland Empire through our Yucaipa office seven years ago.
Steve & Julie Trayer moved back to Yucaipa from Oregon in the summer of 2000, and re-opened Trayer Realty Inc., at Yucaipa Blvd. and 2nd St. While in Oregon, Steve & Julie owned Realty World Bay Area Properties, Inc. in North Bend, Coos Bay, and Bandon. Julie worked, as she does now, as the office manager and was the top producer. Steve supervised the sales staff and was also a top producer. He served 1 year as the President of the Coos County Board of Realtors, 3 years on the Board of Directors, Chairperson of the Professional Standards Committee, served on the MLS committee, 1 year as State Director for the Oregon Association of Realtors, 2 years on the Oregon Association of Realtor’s Business Issues Committee overseeing all the Business and agent training of the Association. Steve also served on a similar committee for Realty World North West Region for 3 years and served on the Board of Directors for the North Bend Kiwanis Club, and Habitat for Humanity.
Prior to moving to Oregon, Steve owned Century 21 Trayer Realtors Inc. While in Yucaipa, Steve served as the President of the Yucaipa Board of Realtors, 10 Years on the Board of Directors, Chairperson of the MLS, Equal Housing, and Board of Realtors Joint Venture Regionalization committees. He also served on the Board Properties & Insurance, Personnel, Political Action Committees, and 3 years as a State Director for the California Association of Realtors.
Steve earned a BA degree certificate from Azusa Pacific University in 1972, and a degree from Crafton Hills College in Real Estate, and his Brokers License in 1976. He attended the Century 21, and Realty World Management Academies, has earned hundreds of hours of continuing education in the real estate field, and has enjoyed being a top producing agent during his 32 years in the real estate business.

"FEE FOR SERVICE" Discount Broker Services; Yucaipa, Calimesa, Redlands
MILLION $SERVICE THAT SAVES YOU $$$ "Fee For Service" simply means that you pay for the Real Estate Services you actually receive, as opposed to a set fee that you pay regardless of what happens in the transaction. The Realty Service can include full Realtor Service, Seller Participation Real Estate Services, (FSBO) For-Sale-By-Owner Broker Services, or Buyer-Broker Real Estate Service.
Your property receives full market exposure through print advertising, plus the (MLS) Multiple Listing Service, and Realtor.com. “Where the world shops for real estate online”. In addition, we cooperate with all other Real Estate agents and Brokers to facilitate the sale of your property.
Seller Participation Service rates are 3.95% if another Real Estate Agent, Realtor or Office sells your property; 2.95% if I (Steve Trayer; Trayer Realty) sell your property; or 1.95% if the seller finds the buyer.
With Trayer Realty Discount Broker Services (Fee For Service), The seller participates in the time intensive tasks, such as meeting with Real Estate Appraisers, Home Inspectors, Termite Inspectors, etc.
SAVES YOU MONEY:Discount Broker (Fee For Services) Full Service rates for average priced residential properties are 4.95%; if another Real Estate Agent, Broker or Office sells your property, 3.95%; if I sell your property, or 2.95% if the seller finds the buyer. Seller Can Pay No Commission CAN PAY NO COMMISSION if they find their own buyer, or pay less commission if an agent finds the buyer, under either full service or seller participation service. This option requires a transaction fee of $375.00 at time of listing. Contact Steve Trayer for more information.
For-Sale-By-Owner Service is for sellers or buyers, who are working with properties that are not listed with a real estate agent, but would like professional representation in the transaction. The fee is $2,850.00.
Buyer-Broker Service provides the buyer an opportunity to receive 25% of the selling side of the commission back through escrow. This option requires an execution of a Buyer Broker Contract, a $175.00 retainer fee, and buyer participation in the property search, which can be done through realtor.com, and my web site, which provides access to the M.L.S. This option is not a condition to view properties through Trayer Realty, Inc.
